  • 1. Market Analysis

    A Market Analysis is made up of three core components to ensure a project makes sense. Thorough Industry Analysis, Target Market Analysis, and Competitive Analysis for the project location allow us to make thoughtful, strategic choices for the development.

  • 2. Selection of uses to consider

    The Site Selection process is absolutely crucial in our life cycle and involves examining potential options for land development by assessing the advantages and disadvantages of the area. We have to consider factors like accessibility, competitors, and environmental impacts.

  • 3. Sight Selection

    Our Feasibility Assessment is where we look at our overall project and break down the numbers behind it. We look at all the requirements of the project and determine the cost, talent, schedule, and alternative solutions to potential problems. These answers help us develop a Pro Forma statement that can then be shared with stakeholders.

  • 4. Feasibility Assessment with Pro forma creation

    Focusing on a Capital Raise first starts with a comprehensive analysis on 1. what type of asset class is being developed and 2. what boxes must be checked for the project type. Having concise, clear information before meeting potential investors is key. This way we ensure our values and expectations are aligned.

  • 5. Land Acquisition

    Land Acquisition and how it’s done is pivotal to any project. We must work with the local municipality to understand zoning limitations, undergo rezoning (if needed), and follow due diligence to ensure the land itself is a good fit for the project - and the project will work cohesively within the local community.

  • 6. Design Development with Engineers and Architects

    Design Development begins after a schematic design has been chosen, but before the final construction documents are produced. During this stage the schematic is fleshed out, materials and appliances are chosen, and the design is incorporated into 3-D renderings. 

  • 7. Capital Raise

    Financing is critical to take a project from an approved plan to a well-constructed development that exceeds expected returns. We have built a strong financing relationship with local and regional banks which enables us to ride the waves of the economy, leveraging the flexibility and trust established with our financial institutions.

  • 8. Construction

    Let the building commence! In the construction stage, we finalize our subcontracts, establish a construction timeline, and let our Moment Construction team do what they do best. In this step, it is crucial to be proactive on the on the controllable and to establish a strong line of communication between our stakeholders to effectively mitigate cost overruns while delivering high quality projects.

  • 9. Marketing and Delivery

    At our final stage in the development life cycle, we begin to market the property through our network of investors - as well as through our brokerage relationships - to either lease or sell the development. Depending on the property type (i.e. hotels), we may continue to manage the development for investors.

He lives by the mantra “faith, family, and career: in that order” and views it as the cornerstone of both her personal and business success. He and his family believe strongly in giving back to the community and spending quality time together in the great outdoors.

    Vijay comes to Moment with strong financial prowess and an innate ability to execute. Having been in the hospitality industry for the majority of his career, he earned his stripes by serving his guests and his associates.

    You will not find a more compassionate and artistic leader - Vijay has launched the careers of many young professionals as serves as a mentor to the Moment team.

  • Kenny Leckrone

    DIRECTOR OF CONSTRUCTION

    Kenny came to Moment with an extensive background in the construction industry and is pivotal to the success of Moment Construction. His previous experience includes working as a superintendent, estimator, and senior project manager, working with L Brands, Marriott, Hilton, Hyatt, Starbucks, Chipotle, and many more.

    Kenny leads with a mentality of people and animals first, so you can likely find him volunteering with his wife Debra at the local humane society.
